    Frequently Asked Questions

    How do I book?

Simply click the book button on the room type you want, you can then follow the instructions on the screen to secure your room. If you have any issues or questions, please get in touch with the Residence Team at your chosen location.

Can I choose a certain room?

Absolutely! You can choose the floor, flat and room numbers should you wish to. Residence Teams can advise you on the best room to suit your needs.

Can we book as a group?

Of course. For locations with cluster flats, booking with your friends can easily be arranged. You just need to let them know who you want to live with and they can do their best to put you together. Please note, this is subject to availability and more likely to be possible the sooner you book.

How do I find out who I am living with?

They don’t give out names for privacy reasons, but you can get a better idea of who you’ll be living with via residents groups that are shared prior to check-in or by asking your site team to provide you with information such as gender, year and uni.

    When can I move in?

Around two months before the big day, you will be invited to book a move-in slot. You can choose the time that works best for you. If you have specific needs around accessibility or travel arrangements, please let them know at this stage.

    What is the cancellation policy?

They work on a 5 day “cooling off” period. This means that should you need to, you can cancel your booking within 5 days of signing your tenancy agreement, as long as you have not yet moved in.

If you need to cancel after the “cooling off” period, they’ll allow it in certain circumstances, like if your UK visa is refused or you don’t make the grades for your chosen university. Just make sure to send us your UCAS notification or visa refusal documentation within 72 hours of receiving it.

You can also transfer your obligations to someone else if you find a replacement tenant who’s eligible to live in the property. We’ll need to run some checks to confirm their eligibility, but once everything’s in order, they’ll take over the tenancy agreement.

How do I book a viewing online?

Simply contact the Residence Team via their contact form to make a viewing appointment. You will receive a confirmation email if the viewing time is confirmed.

What if I have additional needs?

They have permanent accessible and temporary adaptable access rooms available to suit your needs. For more information about these rooms, please contact your Residence Team directly.

What happens if my student loan is late?

If it’s late, please contact the Residence Team at your location as they will be able to advise you.

What do I do if I am not totally satisfied?

They want you to love your time living with them, but they understand they might not always get it right. They take all complaints seriously and will try their best to fix any issues as soon as they are made aware of them.

    Can I have pets?

As much as they love pets, unfortunately, they’re not allowed in their accommodation unless they are registered service animals – sorry!

Do I need a TV Licence?

Yes, if you want to watch TV (including online) in your room you’ll need to have a valid TV Licence – unless they tell you they’re covering it.

What is the policy on guests staying in my room?

You can, but please don’t invite someone to stay for more than 3 consecutive nights and double-check with any flatmates you have first.

Will my student flat be cleaned?

Your student room and any shared areas within your apartment will be spotlessly clean when you arrive, after that point it’s over to you! If you have any queries or need any advice, hints or tips please speak to Residence Teams.

    How do I log repairs?

Need something repaired? You can log any maintenance issues and Residence team will be on hand to respond to requests as soon as possible!

    Can I smoke?

All their student accommodation is smoke-free, and this includes all types of E-cigarettes. You can find designated smoking areas outside the buildings or in the courtyards.

How do I connect to the internet?

All of their sites have a wireless network covering the whole building. On arrival, simply connect your devices to the wireless network. They also offer the option to connect using an Ethernet Cable, which you just plug into the network wall socket in your room.

Are any items banned on site?

For health and safety reasons, they don’t allow the following items: candles, incense burners, deep fat fryers and any electrical appliances that don’t comply with British standards and statutory regulations. They are also unable to accommodate E-scooters or any other alternatives. Please do not bring any of these on site; you will be asked to remove them.

Will anyone else access my room?

They carry out room inspections 3 times a year and occasionally health and safety checks. When they do, they’ll need access to your room. But they’ll always give you at least 24 hours’ notice and they’ll knock and announce themselves before entering your personal space.

How big is the fridge in the studio? And is there any freezer space?

All studios come with a small fridge with a freezer compartment.

Can I bring my rice cooker/electric pressure cooker?

Please avoid bringing either of these items (or items of similar voltage). Their high voltage is dangerous and can cause electric shocks.

Do you do airport pick up services?

They don’t. However, all of their locations have excellent transport links. Depending on where you’re staying there will be buses, trains and taxi services available to you.

Is there any Tenancy Takeover? What is the application process?

Currently, they cannot guarantee that there will be any open applications for Tenancy Takeover in the coming year. Please contact Residence Team for the most updated information.

    Will my room be inspected?

There will be a maintenance check at least three times during your tenancy. They’ll log and resolve any maintenance and address any damage or missing items. After each visit they will let you know if they found any issues and can advise if any charges will need to be made to put something right.

Do I need to move out over Christmas and Easter holidays?

No, your room is yours for the whole of your tenancy. You only need to move out at the end of the agreement.

Can I stay in my room over the summer?

Yes, you can either book your room for a whole year (51 weeks) or, where available, on a shorter tenancy and then extend for the summer period. Just contact the Residence Team at your chosen location to see what they can do.

What size is a small double bed?

Also known as a 3/4 size bed, small doubles measure approx. 120cm wide x 190cm long.

How do I collect my post?

Depending on your location, post may be delivered directly through your door by Royal Mail or collected from on-site post boxes. They accept larger parcel deliveries at reception, but they accept no liability for loss or damage.

    Is visitor parking available?

Most of their buildings do not have allocated visitor parking, but in all cases there is a nearby location for you to park. Contact the Residence Team at your chosen location for more information.

    Is there laundry on-site?

Yes, there are on-site laundries with washers and dryers. Simply pay for the use of the laundry machine each time you use it.
